What factors can influence project costs?

In addition to the expected labor and material costs, there are several variables that can significantly impact commercial construction costs. Identifying these factors early allows teams to address risk proactively rather than reactively.

  • Construction in occupied or operational spaces, which requires additional coordination and safety planning
  • Site conditions, including soil quality, existing utilities, and demolition requirements
  • Building systems, such as structural complexity, mechanical capacity, and electrical demand
  • Schedule constraints, particularly accelerated timelines or phased occupancy
  • Material availability and lead times

When do I need the project to be completed?

While you may not have an idea of how long each phase of construction —pre-construction, construction, and closeout—it’s good to have an idea of what impact a project timeline can have on your business.

  • Deadlines, such as leasing or funding deadlines are important to identify early.
  • Occupancy date, do you have a hard occupancy date or is it flexible? When is your busy season?
  • Phasing, do you need to keep existing operations running? Do you have neighbors that need to be taking into consideration?
